Lower property tax areas of central New York?
We are pretty much free to go where ever now and are taking a good, hard look at Maine, N.Carolina, Missouri or even staying here. As far as leaving the state, Maine is topping the list right now.
But we want to make a final consideration for central New York. It would be so much easier to hunt for land that is within an hour or two away instead of hundreds of miles or even thousands. In the past we have been limited to Otsego County, the very southern edge of Herkimer County and northern Madison County. Very high property and school taxes.
I would want to look at Herkimer, Montgomery and Chenango for my immediate area and also Seneca and Schuyler counties (would want to be within 45 minutes of Ithaca).
Maybe it's not much different from where I am - I don't know. Information like this is very hard to obtain.
Anyone live in these areas?

Delaware County has lower taxes in some areas as do a couple other areas. They are home to some of the reservoirs that serve NYC and there is some kind of money that comes with that so the taxes are not too great. But, the county is also a very cold county and has a short growing season as it is in the foothills of the Catskills.

Are you from New York? I don't know if there's anywhere in the state that would be considered to have low taxes.
I don't live in one of these counties, but this site might help you: http://publicrecords.onlinesearches....ax-Records.htm
Choose the county you're interested- some of the counties have a feature to find the taxes for individual addresses ( if you had an address of a property for sale, for instance.) If you go to the school district's home page, they sometimes have a similar search.
Seneca County has a lot of farmland-- Interlaken, Ovid, Romulus, Ulysses would be within 45 minutes of Ithaca. Possibly Seneca Falls. The former Seneca Army Depot is now home to a state prison, and a few other big government institutions.
Not sure how much industry is in the area, which would keep the tax rates lower. There is a sizable Amish community in the area.
Watkins Glen in Schuyler County is a tourist town on Seneca Lake. I'm not sure how that would effect the tax rates. Nearby Odessa/Montour is also with
in 45 minutes of Ithaca..

I haven't seen any low taxes in the Ithaca area. But I did find some amazing deals in the northern part of the state around Watertown. Carthage north to Theresa east Philadelphia.
There is still some unincorporated land. So no town taxes at all. Just the county portion which was tiny... Just a few hundred dollars a year per 100 thousand. Very cheap for NY.
The thing that got us was the extreme cold during winter... Down right crazy cold. You are a good distance from the lakes and/or north of them so you don't get their warming effect. Nor the heavy snows so it can be a bit of a plus. If you like -20F

I was living in Bridgeport until December. You will have to look further north if you are seeking lower taxes. Further as in north of Watertown. Madison county I didn't think was that bad considering it was NY, of course I am not a NY native so everything there seems high to me!

Oswego County and Cayuga County have lower property taxes and fewer zoning restrictions. However, you get what you pay for. I was raised in Onondaga County and our rural streets were plowed far more quickly after storms than some of those in Cayuga County and Oswego County.

The tax rates have gone up a lot in Delaware Cty. after the economic crisis and job losses in NYC. Many moved back with kids, and new schools have been built, which upped the taxes, X6 where my family lives.

just what are you looking for land wise.? I have a couple of house lots and a cabin in up state New York. Couple miles off I81. So.Jefferson county. And upper Oswego Co. one house lot has electric,phone,hand dug pit well.2mi off interstate on black top..Kinda horse property to describe it.

Ideally - 20 to 30 acres with 10 -15 cleared and the rest woods. To be able to build a modest home without having to submit endless drawings and plans by certified people of all sorts. Otsego county is brutal in this way. They effectively keep you from building your own home in this and other indirect ways.

What's very high? Some may be stated as high but have a low assessment rate bringing it to a moderate or even low level. Others may be high because of where they are and "necessities" provided, etc....... With taxes I've found that location, location, location as in county, town and school district can prove to vary greatly.

Ahhh, short of air transportation you can't get from Herkimer or Montgomery Cos to Ithaca "within 45 minutes" - least not by any roads I've ever traveled on.

Yes I do - even grew up in Herkimer (village) and am faimilar with parts of Herkimer and Montgomery Cos......
If'n I can provide any info, I would, but need more than just "general" questions....... As in what are you looking for in peculiar? Open land or a 5 bedroom house? What do you need provided within the area, work (jobs),schools, isolation? Want a real estate agent/broker's web site? etc..........

On your statement of nowhere in New York having low taxes. I have four pieces of property in up state New York. Jefferson and Oswego countys. My tax bill for everything ,from everybody,per year is less than 500.00. I have a Improved building lot,phone/power/.driveway/dug well/up to date survey.On a black top road. Two wooded building lots, up to date survey. And a lot with a two story cabin.up to date survey.
Please tell me where I can get a cheaper tax rate? I will trade you and move.

Fair question. What I pay is very high IMO. Modest 30 yr old 3 bdrm home on a 5 acre bowling lane lot - $3000 in school and property taxes.

I wrote that poorly. I meant that we would also be interested in the area between Seneca and Cayuga Lakes, but would want to stay within 45 minutes of Ithaca.

I would like to build a home on 20 - 30 acres. More would be OK, I'm just shooting out my "ideal". Half open for pasture/hay. How is Van Billings in Dolgeville? I don't need work. I'm retired. I would like to be far enough away from neighbors to prevent problems. In my experience, this usually means a 200 yard minimum.

Very happy for you. It sounds like taxes may be lower in the North Country.
If you erect year round homes on those properties, I can guarantee you your taxes will not be $500.

well how good is your guarantee?? got a two story cabin on one and a trailer on the other,,,,,Have been there many years all winter at both...bought the first place because I was a dog sledder. stayed all winter,,,bought the second because it was priced right. Oh how good was your Guarantee?
