Well, I lost the place I was trying to get
Banker lady told me Fri she would get the leter if intent? to the banker that day. Rea tonight told me she hadnt, and they took someone elses bid.

Ive been shopping a while now. And have been all excited about several properties and ended up dissapointed. Unless you are a cash buyer and prepared to make a CASH offer immediately there is a a chance someone else will!
I know its hard but when shopping you have to keep your heart out of it until after it closes!
I have one im really excited about right now.... And im doing a bad job following my own advice!!!

I think it will be a blessing in the end, FBB. The thread about the subdivision and whether it was a legit subdivision makes me think this could be messy for many years.

I also believe there's something better waiting for you.
My wife and I have been looking for some land (5 to 10 ac in Alabama) for over a year now and have not had any luck we have cash and ready to make a deal.

Sorry you didn't get it, Bill. I know how disappointing that is. It took DH and I over three years of fairly concentrated looking, and over 5 years in total before we found the house we finally got.

When you finally find the place you are wanting, you gotta move fast. Be pre-approved for the loan amount and have a sizeable cash amount available to lock in the deal. Otherwise if it is that good of a deal someone else who meets these requirements will beat you to the punch.
When we bought our place I was on a business trip1000 miles away from home, but DW took a check to the realtor on Monday morning ( we had looked at the place on Saturday). We conducted the paper work by fax. Hampton Inn was starting to get annoyed with all the free faxes, but by the time I returned home, we owned the place. Only a few more papers to sign at the bank. We had been looking for 2 years.

I would call the banker lady and innocently asked her what happened. Then, I would go over her head and talk to her supervisor/manager. This is quite negligent on her part.

Maura Im thinking about 1/2 of your post. I dont want to hack her off cause, the bank has sub divisions in around the area, and I HAVE to deal with her in this area I want to be in.
ALICE. It wasnt the REA, it was the banker lady.
Good places like what I want, 5a acres farmable, the balance in pasture with Barn and house, water well. At $66 or less. Those places are rare, RARE. R A R E around OOlogah Okla area, or 30 miles from it, where I want to end up.

I guaged what few other places I found that were right for the money against this place. None matched it, EVEN with all its problems. They would either be, OR a combination thereof, Rock,too much woods, not enough plow ground, no barn, no well, and likely a few other things im not thinking of right now.

If you want to feel better i can show you some prices in northern virginia! I dont want to move to far so i can be with family; so im stuck shopping around here. But to give you an idea the 66$ your looking at for 5 acres would not even make a 20% downpayment on a similar home here!!

Whenever the topic is things not working out the way we want, I am reminded of a story told in the book The Hand That Still Intervenes. A japanesse farmer and his son prepared to take their goods to market in the big city. As they made their way every possible problem occured. The cart got stuck. A wheel fell off the cart. at some point the father made the call to camp for the night. Since this would mean that they would be a day late, the impatient son was very distraught. He had complained at every set back, and this was more than he could bear. They should have already arrived in the big city, but instead they were camping out on the trail. The best they could do now is to get up very early and get to the city in the morning sometime. As the father and son crested the last hill they witnessed a large mushroom cloud over the city of Nagasaki, where they had planned to be selling their goods. The book is a sequel to the more known, The Hand That Intervenes, by Spicer.
