Highway Expansion.. how will it impact us?
It looks like they are set on expanding Highway 65 to a 4 lane highway, right past our house. Right now it's two lanes, and can be noisy at times, but generally it's not too bad.
How will they go about changing it to 4 lanes though... I'm pretty sure our driveway will no longer be able to be accessed from a 4 lane highway, that would be crazy. Our property is only 5 acres, there is no other way for us to access it.
Just trying to figure out what our options are, and what to expect. They are still in the planning stages, but it looks like it will eventually happen.

Its common in a lot of places for driveways to extend to the 4 lane highway .
You should be able to get hold of the state highway dept and see what their plans are.

How close are you to the road? The state took our home, when our road was changed to 4 lane (many years ago)..
Otherwise, you should have direct access, or may have to share a frontage road, if there are other homes nearby.

Yikes, did the state reimburse you at all?
40 feet from our house to our fence. Another 35 feet from our fence-line to the highway. IOW - real close.
They were talking this morning on the radio about making 65 a toll road to pay for the costs.

Of course the state reimbursed them - that's the law. Right-of-way and all property acquired by eminent domain must be bought at market value. But the question of what market value is often becomes a problem when it comes to governmental entities "taking" property.
When the time comes, it will pay to have a good attorney on your side who specializes in eminent domain. And of course, a good appraiser.

Thank you SteveD. I don't know the laws concerning this kind of thing.
I'm trying not to worry about it, but at the same time we need to be prepared. I guess I'll try get some info from our highway dept. next week, though they may not have any answers yet, since it's still in draft stages.

Boy that sucks. Is this the expansion towards Branson or are you north of I44? I thought most of those plans were DOA due to money woes.

If it's going to affect your property directly, they will notify you with the details, and will be out doing surveys.
There's a new "bypass" being discussed here that they have been TALKING about for nearly 15 years now

I've been driving through a widening project for the last 7+ years. Some houses got screwed royal, didn't buy them up, just brought the road way closer. Some places torn down and graded away. For the rest of us traffic delays and the prospect of civilization getting closer. I wish ya'll well.

First off don't panic. Sometimes an expansion doesn't just add to the existing road to make the new one, they relocate it somewhat nearby, sometimes 2-3 miles from the present one. In Missouri with the hills that not happen as often as in Kansas.
There is a lot to be considered before a route is set. They do geological surveys to see if the potential route is over caves, sinkholes, stable soil, etc. They sometimes stay away from an area where many homes would have to be purchased.
They are currently working on such a road here and they changed the route several times before sticking with it.
Does MDOT (or whatever it is called) have a web site that you can view potential routes?

Perhaps that's why I can't find any info newer than Sept 2010 about it. They had a piece about it on our local radio station this morning, but I can't find any info online, and nothing on MoDot's website.
We're north of I70.
Thank you all for the info and comments. I'll stop worrying until I know more. If it's all just still in talks right now then maybe nothing will come of it.

Sounds like since it is 35 ft from fence to highway they already have the right of way to widen. Your driveway will remain. Is there a center median? You may have a right turn only, exit though....James

'Here' a widening from 2 lane to 4 lane means they add another whole roadbed beside the current one, if they can, so they will be taking 100 or 120 feet of property from one side or the other. If the old roadbed s poor, then they will rip it up and start over, building 2 roadbeds with a road ditch on each side and a wide one in the middle.
So, 35 feet ain't gonna cut it, they will need more land. They typicallywant 220 or so feet of ground for a 4 lane, the current right of way sounds like less than 1/2 of that.
Unless this is a slow speed area, where it is just 4 lanes on the same wide slb of pavement?
For access, an interstate would elimnate your driveway access, a slow speed 4 lane would keep it, and the in between ones try to line up driveways across from ech other, so you end up with axcess roads and longer driveways to match them up so there are less access points to a busy road.

Over here on Hwy 60
When they 4 laned here they relocated parts of it and seems like hit everyone of the (now deceased) Governors relatives and cronies property near 60, and some rushed to acquire land along it. Every settlement that i heard the amounts on was very healthy for the owners pocketbooks. Mentioned this to one of the people on the Hwy planning commission and he dismissed it with " It happens whenever a road is built". Some on the outside of "clique" had to fight very hard for just a fair settlement, and some didn't get it.
