Frustrating day...

This is just one of those days. I did not get the little house I placed an offer on because someone came in with less money than me but an all cash offer. These "all cash" folks seem to be the only ones who are buying houses in this city right now. It was a good little house too and I am sad. There is one other one that I liked better that had gone to auction recently. It is back on the market and I will place an offer on it today. I am not holding out much hope for this either. It feels like there are many rocks in the road I am trying to travel....does that mean it is the wrong road or that my feet are too tender? sisterpine

SP, now I feel bad since I try to make all cash offers whenever I buy now. I did it on the property we bought and I did find out later that there was another couple looking at our piece, but they were looking to finance and it would have taken some time to get to closing due to the timing the banks often have.
I made an offer and closed less than a week later. That is a big reason people look at cash offers differently. And not saying this is your circumstance, but sometimes that bank is all ready to loan money until the last second and then they pull the rug out from the buyers and the seller is the one left holding the bag.
As others have said though, just think of this as something that was not to be, and something else that is supposed to be will come along soon.

If you are trying to get a real bargain on a good property for very little money, you will simply have to work harder on it.

If it were too easy, you still wouldn't get the property because someone else would have already bought it.

Just keep going and expect to put your time and effort in.

Then be prepared to deal with a difficult seller. People with under-valued property are often dysfunctional and difficult to do business with. Just remember you don't have to see them after escrow closes. It's not like you are marrying them or taking them as a friend. You get to be over with them soon.

LOL thanks for the laugh oregon woodsmok, think i needed that. I will hang in there and can always decide to rent or something for the next few years. Just been a long week I guess.....wait, i know it has been a long week. We have forty five more days in our temp housing so I best get back on the horse and find us a place to live. On the good side it looks like DD may have gotten a job with the red cross,,,,,cross your fingers. sis

If I were a seller, I would take cash before a promise. That's where the old term originated: "Cash on the barrelhead." Especially if the promise originated with Bank of America. Or FannieMae or FreddyMac.....
