Frustration Vent

I am becoming very frustrated with the VA mortgage guidelines. I know they are there to protect the veteran but my Lord they are full of the strangest little things. So far we have met or exceeded all of their demands and have only one hurdle to take care of. Apparently our generator (generac 8000) needs to be bolted to the concrete in the power room to be considered permanant? I cannot get it bolted to the floor before the electric contractor comes to inspect the situation tomorrow. The best I can do at this point is to bolt a logging chain to the floor and then lock the chain around the generator. I don't know if this is good enough for them or not. The electrical contractor said the generator is big enough to handle the job but put in his letter that the generator is not permanant it is portable. I suppose I could take the wheels off tomorrow really early and see if that helps. I am beyong my wits end with this. We want so badly for these great people to be able to purchase our house. sisterpine

I feel for you. I find there are too many hoops to jump through for a VA loan. I quit trying to deal with them years ago. Now when I sell a house I refuse to even answer offers than have VA financing. Hopefully things will go your way soon!

I understand all that and just needed to vent. If we lose these buyers it could be years before we find another and I am just worried. sisterpine

So many stresses at one time. Difficult to deal with, I know. Been there, done that and it isn't easy.

I there any way you could drill out a bit of concrete, drop a bolt, fill it with some of the concrete patches they have at lowes, and make it technically bolted to the floor, even if you could rip it out pretty easy?

We are selling FHA at the moment and have to do all sorts od dumb little things too. If window a/c is in the window, unplugged, we have air. If it's on the floor in front of the window, we don't. Just keep jumping through the hoops.

You can't borrow or rent a hammer-drill and drop by the hardware for the bolts? Take you may-be 1/2 hour, if that.

Even if this was a conventional loan instead of a VA loan the generator would have to be bolted to the floor in order for it to be permanent. If it isn't it is a personal effect.

Yes, that is our next step= renting a hammer drill and then drilling into the concrete and through the base of the generator and then bolting it to the floor. Just did not want to drive the hour to town each way to get the darn thing and take it back. Sometimes it just sucks to be me.

Or you could just do what my dad does when drilling concrete: whacks the back of the drill with a small sledge. And he's had the same drill for 35 years!

That's a "star drill", not a normal bit

It takes a precise hole for anchor bolts unless you epoxy them in

Take the drive to get the hammer drill and SDS bits, Tacpons or Red Heads. Couple hours drive rather than lose your buyers...

That is so true. The electrical contractor was here yesterday and we had a good talk about making it permant as well. He said he was ok with it being locked to a chain that is bolted to the floor but did not know if the VA would buy it. If they don't then we will do the other but will have to unbolt it pretty often to change the oil and such. I know there is a good reason for all of the rules (probably got sued (sp) one time or another), It just "seems" silly to me. This if funny- got an email from the banker yesterday that the buyer had to write a note saying that he was aware that the home is not connected to the electrical grid and that he is choosing to persue the loan anyway". Like we could hide the solar panels and just not tell him we are solar. could have said the wind genny is just a really tall yard ornament LOL
