Angry Frustration Vent

Posted this in the veterans section and then realized that several folks over here have been with me since before the odd divorce etc so thought this could update everyone.

I am so frustrated with the VA home loan appraisal reviewer I could almot spit! As some of you know I live on a mountain top in the southwest part of Montana. We have a small wind genny and a bunch of solar panels. We also have a back up gasoline generator. The laundry utility room is heated by 4 pilot lights and has never frozen the pipes even when we were at 30 below zero.

The VA folks are being nasty over the heater situation in the laundry room , saying it is not heated in a normal fashion. Told them I would take a photo of the heater if that would help. the little freezer looks just like a heater on the top part. And that I would take another photo of the gasoline generator showing the electrical wire so they could see how it is hooked up.

I also mentioned to the banker that maybe we could use the exception clause or something where the banker and the veteran sign a paper asking for an exemption on these things. Have not yet heard back from the banker yet. I already have a mortgage on this place and these guys are making me nuts dotting all the i's and crossing all the t's. thanks for letting me vent! Sorry it is so frustrating, but do whatever you have to do and don't loose that sale. What are those 4 pilot lights for? Could you disconnect something and hook up a small heater for the sale?

That is what I was thinking, disconnect the freezer for a little bit and put a gas heater on the wall and take a photo.

also thought i could take a photo of the top of the propane freezer which does look just like a heater.

Better pick door number one; The food at the Federal Penn. is not that good.

I guess I would just let them review it, but it is already being reviewed by the VA after the bank appraisal person had it. I am not real worried about it because the pilot lights alone keep that room from getting below 50 degrees. I understand I may have to put a vent between the laundry room and the bathroom or something like that. the propane freezer puts out a lot of heat that is why we had to take it out of the house and put it in the utility room. sis

I finally gave up on getting a VA loan myself. The silly things they demanded be done on the house before they would finance it for me.

I bought a historic era property with a VA loans years ago. I rented it out for a few years then sold it in 05, made a killing but that's beside the point, to pass the VA process I needed a (reliable) heat source according to the inspector in the baths and kitchen area, where the plumbing was located. I put small electric baseboard units in each area with individual thermostats and the inspector was satisfied.

I have had one experience with the VA home loan program, bought a brand new beach house with one in NC and though we had a landscape already planned and contracted for we couldnt close until the builder put the required 9 foundation plantings in which we quickly removed and gave away once we moved in.....never again.

to be counted as part of thefinished square footage or rooms with plumbing needs indvidual room source of heat. Baseboard, gas wall heater, or duct if forced air, plug in or portable heaters are not acceptable, but a portable heater hard wired to the electric wiring is a gray area that may pass if the inspector is in a good mood. Just install a little electric baseboard heater & be done with it. VA inspections have gotten more lax ( lower standards) now than they were 10 yrs ago, used to have thermal window & door standards & insulation for crawl & basements that are no longer checked.
