Question Landowner references

I'm trying to find a landowner who might be interested in going in with our group to build a community. I'm not having much luck with posting messages, thought one of you might know what other sources I could use to find landowners that are looking for groups like ours to develop their land and might share the vision we have as well.

Landowners like cash.

Anything else is gonna be a difficult thing to accomplish. What's in it for the landowner?

Way too many liabilities involved and the attorney fees could easily be more than the cost of the property. If a land owner wanted his property developed he would sell outright and walk away free and clear of any liabilities and responsibility,

What kind of plan do you have, and what part of the country?

Which intentional community are you modeling yours after?
How many parties do you have, and how much total land do you need?
What state are you looking at?
What kind of "development"?
Can you copy and paste your letter of interest to a landowner?
Maybe that would help us figure out exactly what you are trying to accomplish.
Are you looking at parcels, then contacting landowners specifically, or are you posting ads?
Have you considered purchasing a parcel for back taxes at a county land auction?
