Building permit info for Tennessee?
Does anyne know of any details for building permits in the following counties in TN? Carroll, Henry, Benton, Decatur, Henderson, Chester, Gibson, or McNairy? Do you need a permit if not in city? If you do need permits, how many different inspections are required? How may homes are allowed on larger acreage? Can you divide off acreage to give to your children? An example would be to have 80 acres, then divide off two 5 acre plots for each child? Any help, would really be great.

You need to call the county offices. Any advice you'd get here could get you in trouble, as it wouldn't be from the officials who will be looking over your shoulder.

Check online and see if each county might have a P&Z handbook available. If not, then just call.

OP, you are confusing building and zoning! First you look to see the zone, for example, agricultural forestal, residential or commercial and any other zoning distinctions, then you look to see what distinctions might be made within a given zone. One you get a specific zone figured out, THEN you start with building, health department etc. Also you look not only for what is current but what is about to be changed. You might buy your 80 acre parcel today and you would be allowed to subdivide it into four parcels, but tomorrow you might not be allowed to subdivide at all according to a vote taken by the board of supervisors. Or maybe the code says you cannot but the Actual policy is you can have a "family" subdivision.if you find a good real estate broker or realtor, they might be able to do a comparison on specific issues across several counties. Then again, you'd still be wise to doublecheck any assertions they made.

I am just hoping that someone who lives in the areas mentioned, can help me. I didn't have much luck searchng the web. I know if someone was to ask me about sw WA, I could give them a pretty good answers to the questions I asked. Yes, I understand that I wouldn't know all the details, but I could point them in the right direction.

Your best bet is contact city hall, where you might be moving to that area.
You don't know or have not said where you are going to be locating too, as every country most likely will have different rules and regs, regarding building permits, etc.

I don't live in any of those counties. I really don't have the answers but would direct you to the county office as every county is different. If those counties are like my county it also varies according to who you are, who you are related to and where you came from. Also add in what church you go to and what color you are like it or not. One more thing, you will not get anything in writing and all verbal and even written advice is subject to change.

in tn. each separate property has to have a min of road frontage. only one house per right of way. i think it's now a minimum of 50' r.o.w / frontage. When we chuncked off 2 acres from main farm. we had to submit survey plot to the state. then the state had to ok division. (some more gov. control and tax income)
as beeman said chcek with your county as things are different and change. if you can ask your questions by email. do so. then keep responses. you can later then prove what you were told.

I'm in eastern TN, and my county is pretty lax, and we all like it that way. We paid $50 for the building permit, and nobody is going to check to see what we built. check with the county, or city if you're inside a city limit. The localities vary widely.

I will be in benton county. Outside of the camden city limits the only inspection will be before you can have a electric meter installed the health inspector must approve your septic system.
Camden is the 2nd or 3 largest town in the county Paris is the largest. If you would like our agent and a friend works for Remax in Camden her name is Kathy Hooten she will tell you the good the bad as well as the ugly of any area within 20 miles of Camden

Thanks Steve, I have been to Camden, and Paris several times. It is good to get some first hand info. I am not quite ready for a reltor yet. Are you building your own home?

Other than septic and electric no big deal in Weakly or Henry out of a city limit .You can measure off your plots and get the deeds wrote up

The property i found has a house in need of updating. But I do Like your handle thats what we are leaving the big city for the slow life. It will take some time but we will force our selves to slow down.
Planning on the big garden Chickens in the tractor and Angus in the fields.
I would call the banks to see what they have to sell.
Sawmill is that your trade. Will be needing posts and more
