I have the report on the property!

The cabin is a SHED! It's only about six foot wide, and not really habitable.

The property has a creek.

The house (mobile home) is probably mid 1980's. Some leak issues with plumbing. New carpet and paint.

Neighbor looks like hunting cabin.

7/10 mile of dirt road to house. You would have to have a good truck to navigate road. It's in bad shape.

A little bit of fence.

Didn't see any dump areas. Mobile home is on the top of hill, so no flooding issues.

Couldn't find septic.

Lots of brush to be cleaned up.

My friends (husband and wife) that looked at it said they wouldn't pay $30,000 for it.

Here's the email from the couple who looked at the property.

I hope you can see how it is laid out. Trailer is about 25 feet off of the road that goes back to the other property and cabin. The road actually goes threw property. So the other people can drive threw when ever they want. The county road 9951 is on the top of the map too This road needs a truck to drive. There are about 7 properties along the road before you get there and only 3 have people living there. There is is no marketable timber-- largest diameter is maybe 6 inches round. There is alot of briar bushes which can be cleaned up with time. The trees that are there have ice damage from last year . There is a creek that goes threw the bottom half of the property. The county road is about 7/10th off the main highway RT 142 -- and is about a half mile past the Oregon County line about 7 miles from Thayer-- property is in Howell county. The taxes are $175 a year. Don't no exact age of mobile -- new carpets and new paint no appliances. Well is guarenteed to be good from owner but not sure how deep. Not sure where septic tank is or how big. Trailer does sit on top of hill. Cabin could be used for chicken house. Shed is in bad shape. From what we could see little fencing but did see a deer laying right out behind trailer when we were standing on deck. There is a pile of trash to burn but didn't see any dump. Don't get me wrong if you want to be secluded it is livable and would make a nice private place when your done. We just don't think it's worth $35000. If you want animals you will have to put up new fence. And you will need a truck to get back and forth.
