electric septic, water.,electricity money trickling away

anyone in tn tri county electric area..do you know what they charge per foot to run power?
we are running into septic permits of $500
water line will have to be trenched over about 10 acres
post protectors alone will be 1200.00
rechecked our land and building site needs to be with in 6 " of level...nope
also noticed we are gonna have to take some trees down....
oh and our driveway isn't going to be wide enough for cement trucks to get in......
just wondering if I will have any money left for the "house"
and I am having a hard deciding what things should be done in what order. Buildrs sposed to meet me mon or tuesady..and now after really looking noway are we ready for him

Tennessee has a lot more regulation than Alabama. That is one of the reasons we decided against living there. I can't stand the idiocy of one-size fits all bureaucracy.

Getting power can vary from power company to power company. I had to dig 2.5' deep trench, get the cable from the power company, and lay it in conduit in the trench. I figured it cost somewhere around $15/foot, although the other costs brought the total project much higher. The 400 amp meter box was about $800 by itself.

Hold off your builder. You need to do your homework and get the site prep costs firmed down first and you may want to do some re-thinking. We abandoned our first choice of sites as unworkable, both within our budget, and for logistical reasons.

I seem to remember that my co-op was going to charge me $2.50/ft beyond the first pole. In MN once they bring the power to the box you can run it to wherever you need it. I rented a trencher for one $100/day rental and buried 900' of line to my ponds.

I also ran overhead to a raceway. That was $1.00 foot for 2-2-4 aluminum overhead wire.

I think your building site can be leveled without too much cost once the contractor gets his equipment there.

Be warned there's very little pride in workmanship in E TN among contractors. You have to know what you want and ride herd on them to do it correctly. Then they don't take kindly to you telling them how to do it.

You're also coming into hunting season, no work gets done during hunting season. Do not give anyone any money until job is complete. Do not let them buy materials unless you are sure they are paying, check where the materials came from and be sure. You can end up with a lien on your property for materials used there by a contractor if he didn't pay for them.

The last place I pulled power in from tricounty they ran the first 1000 feet for free, 2 bucks per foot beyond that. That was for a stick built house, mobile homes they only run 250 for free. This was also several years back, the price of steel has more than doubled in the past year and those lines are all made out of steel, your milage may vary.
