Has anyone auctioned their house?

Looking at moving and I am thinking about going this route. I work nights and have 4 kids: keeping the house clean enough to show, and being able to sleep on a consistant basis has always been a struggle when selling a house the traditional way. I like the idea of several days or weekends (for open houses) then over in one fell swoop. I realize I may not get as high of a price for the house (realistically in this economy, I'll be happy if I make much profit at all!)

Any advice or words of wisdom from those that have tried auctions instead of the traditional realtor route?

I auctioned mine off in August of 2008. It sold at approx 75% of the appraised value. I sold most all of my worldly possessions at the same time.
Am glad I did it the way I did.
With the times as they are now, I doubt that one could get 75% of apparaised value at auction. Need to check the auction prices vs. appraisal values on homes in your area that have auctioned.

When I worked for an auction company, many sellers set a "reserve" so that if the bids didn't meet the reserve, the house wasn't sold. Otherwise, selling "absolute" would be a way to just move it. Talk with several auctioneers before deciding on one as some are specialists in this area. Find out the track record of each one; how many listings -vs- 'closed' sales.

Once you have all the information, you can determine whether this would be the best way to sell your home. Otherwise, you may come away with 'sellers remorse.'

I sold my house the old way, let me tell you it was a long haul. Two years and countless viewing where I had to race to get the house and grounds in order and be out of the house sometimes with only 2 hrs notice. I was exhausted once it finally sold. Auctioning was a serious option, though I didn't go that route as I didn't want to lose too much. Good luck.
