Taking a Poll...How much does acreage go for in your neck of
the woods. Just land with no house cleared or wooded.

Depending on how close to town and access to utilities it ranges from $30k to $50k per acre for former cattle pasture with limited access to some going for as much as $100k per acre (in 5 acre parcels) closer to town with access to paved roads, power, and high speed internet.
You would think it would have gone done with the colapse of the housing market but land/acreage prices haven't changed much here.
I've got 2.5 acres across the road from me that sold for $150k last August and is on the market right now for $175k.

I bought 3 acres of cleared farmland last year for $1650 per acre.

Depends on where it's located and who is selling it. Eight years ago we bought our 96 acres for $1600 per acre. Saw a place near us that's 138 acres for $3500 per acre. Nothing is selling at that price (or any price) though. The 30 acres next to us has been for sale three years now. The realtor doesn't even have a sign up any more (first one blew away).

Here 2,500 is about average for a farm more in 10 acre lots .

Pasture--
We paid $400 per acre for our 40 a year ago (which seemed awfully high at the time since it was assessed at $250), but a friend just sold their ranch and were averaging about $300-350 and sold about 3,000 acres.
We decided we didn't pay as much over value as we'd orginally thought.

Land is selling for around $6000 per acre here in rural areas. Lots are another story. Farmland is selling. The farm we'll soon close on had several offers within the first week of sale (FSBO) and several realtor calls. My cousin said that acreage down the street from him went for about $9000 but two neighbors were fighting over it.
Even in our state costs seem to vary a lot by county/area.

Depends...You can buy a rocky hillside for $800/acre. Raw, unimproved (no well, electric,etc) / unapproved (not approved for a building) in the rural areas sells for anywhere between $1.5-$3K. Land closer to the city or burbs tends to sell very high with raw land going for $10K+. Build lots are another animal. I've seen 5 acre lots listed over $150K...and water front around here sells by the foot with $25K/linear foot of water frontage being on the low end...and that doesn't include a house.

Ag land sells for 4-7000 building lots 50k and up, rough land 1200 ish and designated wetlands is nearly worthless.

Around here it is too much! Everything is being turned into a subdivision. I found 4 acres for $15,000 which is a decent price but without calling about it and looking at it, I already know it is stripped of all of its timber. Residential lots list for 10K and up around here.

The last land to sell near me went for a average of about $19,000 per acre for 10 acre lots. But then I live in a farming area that is within the limits of the greater Toronto metropolitan area

I saw acreage here for $27,500/acre just the other day, which is down from last year it was over $28K

back north where we were from MA - house lot was at about $200 K - that's
just raw land. Just heard of a friends parents who are very close to the ocean - they needed $$ so they literally split their lot in half (they had enough that it was divideable). They sold just a lot - basically enough for a house to be on it - $400k
here it's about 10K - $15K

Here it's around 10-15 tousand for 5 or less acres per acre.
then 5-7 thousand per acre for 20-50 acres.
Above 50 it can range down to the 2500-3000 an acre.
So what is kinda wierd is that you can't get anything for less than like 100,000 grand but few properties go for more than 400,000. This is with a house tho. It's like the "extra" land is just that... extra!!!

Most land here is offered in 100 acre parcels at $750/acre. It will be either flat pasture or cedar bush for deer hunting. Without a source of water, I've seen these lots go for $300/400 an acre. Small parcels are usually shoreline.

Where we bought out farm, vacant land on the hills is selling for around $2,000 an acre....on the flats $3,000 (on acreage over 10acres. smaller tends to be $5K to $6K an acre) Closer to Madison it skyrockets.

Nothing much is selling at all around here right now. Raw land was selling from $12K to $30K per acre 1-2 years ago, but some at auction recently went for $1K in the county next door. They stopped the auction. Most people who own land are just holding it in this market (if they are interested in selling at all). The rest of us who would never sell anyway are just hoping the tax appraisals go down.

I bought my 80 for $50,000 in 1992. 'course I was an IDIOT and mortgaged it to build and addition, and buy a heavy duty truck. I think land ranges from $2000 an acre for 100 acres or so, to $4000 an acre for a 10 acre parcel, to 10 times that for a lot iin town. A friend of mine bought 50 acres a year or so ago, and I think he paid around $120,000
