All the bare land we have bought has been through owner contract. Banks don't like lending money on bare land and most sellers know this and will do owner contract. You might get lucky with a bank that does farm loans though.

Maybe you could try the Farm Credit System. They have a realestate loan program as well as a country home loan program. I do not know where you are located but you can find the local system via the internet. Good Luck JLP

We went through Farm Credit Services for our 40 acres.
They loaned $6,000 on a $16,000 loan...
On the bright side, in having to come up with $10,000, we only owe $6,000 on our ground.
