Another New Member

Hello everyone,

My wife and I are new here, she signed up earlier and now it's my turn!!
many of you have been kind enough to extend her(pioneersprit) a warm welcome and I thank you.

I have had my own woodshop for the last 10 yrs. and been in construction/remodeling for the past 20. The last 2 yrs, have been extremeley difficult and we have watched our resources dwindle on the hopes of contracts coming in and things getting better. we have finally had enough and come to the realization that it is only going to get worse before it gets better.

with limited options on what to do, we are having to sell our shop and taking what we get and heading off to find some affordable property where we can begin again. This venture is going to be completely on a shoestring budget but we know this going in. I grew up on a farm and have some experience in gardening all i need is a refresher course.

We do not have a specific place in mind yet but do have friends in Tennessee and are strongly considering there.
I have heard that there is land available for $1000 an acre that has been cleared with springs, so i figured 5 is a good start. I plan on building a very small cabin, electric and plumbing to come later, keeping the rest of our budget for some chickens and planting crops.

I know this sounds like a true pioneer scenario and it is. A little sweet and perseverance never hurt them and i don't intend to let it get to me.

I am hoping to get to know several of you on here for your guidance, support, advice and freindship.

Just one more thing

I forgot to mention where ever we do settle, it would be nice to be near some other homesteaders that we could help one another.

I hadn't thought of it and already arranged for an auction company to handle it. i rent my shop space and want to be out before a new month rent is due.

If my place wasn't already paid off, and if I didn't live in a area with lower property taxes, I'd be looking at land in Missouri or Arkansas. I drool over the land prices, and I hear the code restrictions are less than where I currently live. Good luck

Welcome to our little corner of the big web world! The only thing I would warn you of in TN is be sure and check with the local code office (probably true everywhere, not just in TN). They ate us alive with all the fees and requirements when we moved here last year.

Welcome!

And where are you now?

I live in E TN and would love to buy a lot of that 1k per acre land that's cleared with springs. I'm sorry but uncleared rocky land is selling for 10k per acre, no guarantee on a well or septic forget about a spring.

CC, What code office, fees and requirements are you talking about? I must owe somebody something if there are such things.

the fees and codes might be a locality thing....We get eaten alvie here with them in our township in PA, and the neighboring township (which is actually on the other side of the road that fronts my property) has none of the fees and strict codes.

Heck, Id be interested in land with springs for $1,000 an acre. nothing like that in PA

Thank you for the suggestion to look into fees. I am looking for no restrictions land and somewhere out of any zoning ordinances. As far as the prices, all my research has been done online and I see some expensive properties that are ready to go but then i see large tracts in the hills (to say) with clear cut peaks and trees left in the valleys going for around 1K an acre. Of course it may sound good but i will not know what the true nature of the property is until I physically go an assess it's potential. Perhaps one of these tracts may have alot of potential and a land contract could be secured on it, but we'll have to wait and see. I would like to think that one of these valleys could be cleared and prepped with enough room to begin homesteading with mountains all around.

(please pinch me if I'm dreaming)!!! LOL!!

Happy to see that you and your wife found your way here. I am also pretty new to the board. There are a lot of very nice and knowledgeable people here.


My husband and I want to sell our house with a 1/4~acre. We have been renting a large pasture with a barn for 22~yrs. Enough of that, we want our own farm. We went to TN a few years back to visit friends, and fell in love with it. The people there were very friendly. A lot of them seemed to be transplants from other states. We found that land prices very greatly depending on where you are.

Wow...you sound just like us 4 years ago...DH is in the same business...but working for himself got us into a bad situation that we are still climbing out of...our house got foreclosed on because the income just wasn't there and we chose to take what life savings we had, put down payment on some land and put the rest into building a "house" to move into. Neither of us even had a job when we moved here but DH is very skilled at talking people into letting him work We are still working on that house but we sleep at night now and don't have a mortgage so it has worked out okay. It's been a ton of work but we are happy.

The hardest part has been DH's coming to grips with the reality that he is probably going to have to work for other people for a while to make it...seems that you need quite a bit of money to make money and we don't have it.

Sounds like you have a good plan given what you have to work with though. Good luck to you on finding the right place and on your new pioneering adventure...KUP on your progress.
