duplex plans

Hey Yall, Anybody have a working set of plans or a floorplan for a 3br/2ba duplex they would be willing to share with me. I want to build one over the next few months or so. I plan on living on one side and leasing out the other until things get better. Any tips or ideas welcome. I know a lot of local contractors and I have owned a small concrete construction company in the past. Ok Ill check this thread when I get home this evening and I expect this thread to be several pages long. later, Brad

No set of plans, but something to consider, and you may have, is to keep all you water and heating central. Back the kitchens and bathrooms up to each other. Also you don't want the bedrooms next to bedrooms, nor if possible the bedrooms up against a living room. The connecting walls should be well insulated and sound proofed.

This may be dependent upon local code, but you also have to have either a 1 hour or 1 1/2 hour firewall between the units.

Well Brad, it would help if we knew a little more about you... I mean if you're wanting to share a duplex and all, it might help to post an introduction. Are you a good neighbor? Do you throw loud parties and stay up all night?

If you proceed with these plans, just remember the best part about owning a duplex and renting out the other side is that you're RIGHT there for the tenants. The worst part about owning a duplex and renting out the other side is that you're RIGHT there for the tenants.

I think your state & local county/township/city codes are going to have a _lot_ of input as to how you will have to build for a duplex. Going to be hard to share plans without knowing your snowload, hurricane, fire, etc issues for your state?

As well, probably easier to find renters in tough times, but then might be harder to find _paying_ renters in tough times. Many states have renter-friendly laws & consider your location for all this.
