Place For Sale Worth It?
Ok there is a place for sale right on the river.They are asking for about a third more than what I could get out of my place.
There is nothing on this place,so it would cost a bunch to get it where we could live there.But a Guy could set up a business such as Canoe Rental and or Camping.
Thing is it is nice where we are at and we are already only 10 minutes from the river.
Would it be worth it to sell out and move there?

I don't see how anyone here could even venture a guess on that one based on the little info you've given us.
What I will say, is if you like the place and both of you could see yourselves living there, it's definitely worth looking into.

Ok my place is 20 acres,Cabin,other buildings,Well and Electric,year round spring.I don't think I can get over $40K out of it.
The place on the river has nothing on it.It is 10 acres,300 feet river frontage.Plenty of Trout and other fish.Their asking $65K.

Unless you are wealthy enough to pay cash before selling your place, I'd stay put.

I'd pass it by. You'd probably be looking at another $10K just to get water and septic put in after you fought your way through the red tape. You'd need at least another $5K to put something livable on the property. Then you have to add in the labor cost. It takes a lot of work to take even a small section of land from forest to foundation ready.
After all of that some heavy rain could wipe it all away.

Well I just called my wife and brought this up.She said no,to think about the fact we looked at another place on another river close to here.3 Bedrooms,Sunroom,in ground Swimming Pool.Hot Tub,Fireplace,$100K.
Like she says if I want to stay on the river,load my Tent up,have at long as I want.

Since we might be entering a depression, it might be wise to keep what you got. Other then that canoeing and camping has been big business in the past around here. But are you willing to be hauling canoes and canoers up and down the river 7 days a week from April thru September? That would be my biggest problem. I want to be the one out there having fun, not working.

A few years back my partners and I bought some river property, We lost our tails on it but that is not the point. We bought 70 acres, cut off about 7 acres right along the water and divided that section into 13 building lots each with about 100 ft of frontage on the river. This was on the Cumberland river here in KY, the lots eventually brought in about 20k each. directly across the lane from these lots we had another set of "off river" lots priced at about 4k per acres, they wound up being put with the rest of the farmland and unloaded with the remaining acres at about 1500 per acre. The point is those river front footage lots were worth drastically more than was the lots that didnt touch the water. Property values are based on what one person is willing to accept, and another is willing to pay at a given point in time. What is it worth to YOU to have your property on the water, how valuable is it to YOU to be able to fish off your back porch? The other feller figures its worth 65K to hime to hang onto it. You have to decide for yourself what sort of value it has to you.
