buying land/ looking for co-owner in OK

I am looking for someone who is of the homesteading mind frame that might want to go in halves on some land in Tahlequah, OK...

there is a 10 acre plot for sale just outside of town they are asking $24,800 for it... I can only do 5 acres, but they won't divide...

we have goats, chickens and 2 dogs... I just want a little farm with these animals and a garden... but can't do it on my own

Exspecially when that is overpriced Wyoming trash land. Wouldn't give them $20,000 for any of those lots.

Oceanmist, when we were looking for land, I knew because of our horrible (horrible, HORRIBLE) credit, that there was no way we could be financed through much of anywhere- therefore, we were stuck with $3,000 at income tax time to put down on a piece of land in the hopes that someone would be willing to take a land contract, and work with us- I was honest up front about the whole situation- we just closed on 10 acres in N. MI-

I know that has nothing to do with what you posted, but what I'm saying, is that I wrote more emails to more people than I care to think about- in the hopes that after writing all of those emails, someone would be willing to work with us- maybe you need to look for websites where people are looking for what you're looking for: going halves on land, etc.- post all over the place- something is bound to work out!

One question you should ask first. Is it they won't subdivide or the land CAN'T be subdivied. There is a big difference. If the other person wanted the 5 acres free and clear could they have it?

If I had the finances, I would help you out. I would love to have some land up there. But unfortunately, at this time it isn't feasible.

I'm curious if this is raw land? Do you need someone to help "get the loan", like co-sign, or what? Sorry, just want to be clear on what exactly you want/need.

raw land

yes it is raw as in no nothing on it, no septic, no well, no clearing... just raw forested land with a fence around it... about 5 minutes from town...

nice neighborhood although someone said something about large hispanic population which I am not bothered by so much as concerned about the drugs??

there are other houses out there, i just like the proximity to town because we all know gas ain't getting any cheaper and I am concerned about whether a homestead could even support itself these days... I just wanna have about 8 milking goats and some chickens and a big garden... maybe a steer for the freezer, but don't know how to make things pay for themselves or if they even can...

so yes it is raw land, sort of rocky, lots and lots of trees for the goats to eat which is what I need.
