21 acres, 26 foot travel trailer, and 2000 Ford tractor

I found an absolutely beautiful piece of property, closer to my family. It's 21 acres, about 95% cleared, and the perimeter is already fenced, but with barbed wire. It comes with a 1990-some-odd 26 foot travel trailer(looks new inside and out), a 2000 Ford tractor with grader and bush hog. It is sort of triangular in shape, and has a decent creek on two sides which is basically a natural boundary. There is a beautiful wooded hill at one end which would make a beautiful homesite at some point. There are no buildings at this point. Electric is run to the property line, but Utility company won't run it on to the property until a permanent structure is built. There is water run, and a frost free hydrant installed. Travel trailer has heat and air, run by the included generator. I don't think there is a septic tank.

It's located in Western Kentucky, one mile from Lake Beshear. Do you think it's worth $57,000.00?

I have absolutely no idea! but would love to find that kind of acreage around my family (and wish we had a lake close by). you'd have to add a zero to by that in my county

I would start by looking at realtor.com at property in that location and then find individual local realtors sites and look at their property. doesn't seem like realtor.com has everything but is a good starting point.

sounds wonderful to me, though.

I don't know property values in Kentucky, but from California, that sounds like a steal! I bet if you put up a small barn, you could run power to it, and plug the trailer into that, until you get your home built!

Wow, I can't even get a bare city plot for that here!!! Maybe I need to move to kentucky........of course I have no idea what the land values are out there, but that running water is absolute gold!!!!Sooooo jealous!

Who do I make the check out to?

Seriously, you can have an appraisal done if you are questioning the value but I would do it as a contingency of an actual contract. If you dilly dally, someone might snatch it out from under you.

I'm being selfish! I already agreed to buy the place, and I just want everyone to confirm what a good deal I got!!

I've been looking at this property for a couple of months now, and thought I couldn't afford it until I got my disability. The gooberment is making it harder and harder for honest people to get their disability these days, so I took a chance and talked to the people. They are selling me the property with no money down!

I won't be able to move for a few months, but it makes me feel so much better just knowing that it's mine!

with you disabled how do you plan on taking care of that much property???

I lost my leg a few years ago..........and I have had some further complications. Now I cannot walk more than 50 feet without experiencing severe pain.....and several other complicating factors....and I had to apply for disability.

Now it takes me 2-4 hours to do things that I used to do in 1/2 hour.

Have I given up my sheep and goats? NO. Have I had to reduce the number that I keep?? Yes.

If it is going to be mostly pasture, then there would be minimal upkeep.

Thank you! I admire you for what you are doing. I haven't lost a limb, but I am so much slower than I used to be. Luckily, I have two daughters, a son in law, and a son in law to be that help on the farm. I'm disabled, not stupid.

Congrats on the deal. I was going to tell you to run far away, it was a horrible deal (and then get it myself, but then I remembered I can't breathe there, lol) but I think you got a good deal.
Don't worry about the disability, I think everyone disabled is well aware of what they can and can't do- homesteaders more than most since the lifestyle in itself depends on the back, so to speak of the person more than any other life out there.

I've taken into consideration what I can't do now and have decided not to get chickens and have started reducing the equine herd as well. As long as you don't overload yourself and your slower than regular people pace doesn't bring you down, you'll be fine.

Thank you so much, Yarrow! It IS a dream come true. We don't close until later in May but already my head is spinning, there is so much to do over the next few months. I couldn't sleep last night because I was so excited, and goodness knows I don't need anything else to keep me from sleeping!

On an even brighter note, I figured out that this property will make me an hour or so closer to you!

No you cant have it, I want it. I cant believe you got 5 acres for that price at land between the lakes let alone 21 with no money down!!! Just let me know when I can come to visit! We got 1 acre, 4bedroom trailer, pool for 58000 which is good for hopkins county.......but I am sincerely drooling over 21 acres Joyce

Hey Joyce! I was thinking about you! The farm is just outside of Dawson Springs, a mile from Lake Beshear. I don't know how far it is from Land Between the Lakes, but it's not very far. I will certainly be a lot closer to you now, so just remember that you will have a standing invitation to come visit. And don't forget the eggs! We should have PLENTY of eggs this Summer, we have over 100 now! And Turkey poults, too!

Oh MisFit, I'm SO happy for you (and sitting on my envy!). It sounds like a perfect deal and beautiful. I have some friends in Ky who keep telling me to move there but I haven't found *the* place there, and I like Virginia and Missouri and Arkansas...and, well, you get the picture.
