Farm Stand question....

I'm aware of a property that might be for sale and might be a good location to rent space to folks that want to sell produce out of their truck. There is actually room for up to a half dozen pickups or small trucks.

What do folks think would be a reasonable rent per seller? This is on a 2 lane highway close to a small town but with lots of through traffic from folks commuting to work in a larger city. Figure about 8,000 vehicles a day going by.

This is located in NE Ohio.

Edited to add: This is on a corner with a stop light.

Wonder how folks feel about exclusive spot ($$$); or renting it out to several (not worth much $$$ when 5 others are competing with me on the same spot I don't want to compete...).

If you rent to more than one person or start selling your own, you best be upfront about that from the beginning, and if you can work out non-competing folks (sounds difficult), might work out better.

I know farmers markets are everyone welcome so it can work out with multiple, but think you would find those who get exclusive would pay more?

If you have 6 selling at the same time, do you have parking for that many people stopping too, not just the 6 spots?

Rambler, there is plenty of parking space in addition to the folks selling.

If someone wanted to pay a premium to rent the whole thing that wouldn't bother me a bit (assuming I bought the property). Obviously, if youhave 6 people selling tomatos that isn't going to work very well.

Shadow, Insurance is something I need to look into. It's only worths pending the time if it looks like the deal makes sense otherwise.

Also, forgot to mention that those are weekedy daily traffic counts. During tourist season there could be as many as another 4,000 vehicles per day on weekends.

I'd find out what the area farmers markets charge, and go with a rate similar to that. Around here it's anywhere from $10 per week to free.

if there is a local farmers market, the possible vendors may already be marketing as many days a week as they want to.

the "WHERE" in "NE Ohio" you are makes a difference, as well. here, there are 'farm stands' on almost every road--sorta-- Signs that indicate stuff for sale, but not left out. A little bit west, I know of a couple 'honor' stands that do okay and yes-- it is hard to selll what the neighbor is also selling!!! GFF opted NOT to have their own Farmer's Market-- simply because of the sheer numbers of roadside stands! We are aware that people will buy Something from just about every stand they pass (the tourists) so some members maintain their own stands-- rather than have to figure a way to cover more than one site-- Yes-- farm stand labor is usually 'family'-- and that is a consideration,a s well...

Don't know about a farmers market but close by here is a roadside flea market and they charge $5 for set up fee. Another 25 miles west of me is another flea market and they charge $7 for set up fee.

we have several small tailgate markets.
one charges 35 dollars for the season that gets you a spot where you can setup a 10x10 pop up craft tent and sell from.

Another charges 25 per season and 7 dollars per weekend. you pay the yearly fee of 25 dollars and for each weekend you show up theres an additional 7 dollar fee added on. Its not bad has a little more traffic.
I'm not sure what our state farmers market charges I never go to it to buy or sell. Sad no one ever goes there.
