I would suggest "clear the clutter" even if it means you have to ask a friend or family member to let you store things at their yard for a while. The space did not look bad to me, just too cluttered. Move your things out so buyers can imagine what they would do with the space. Maybe just put some pots of flowers at a few spots to brighten up the space. Good luck. I have had a house for sale in another state for 3 years now - hang in there! The right buyer will come along eventually.

It would be a good place for a container garden. Grow some veggies in pots!

Plant a little plum or other fruit tree in there and just clear it out and set it up like you would a patio area. Nicely arrange a picnic table or your patio furniture and your grill on the gravel area. Or rearrange the kennel in a corner under a tree and just set up the kiddie playground and a mom's bench so it looks more "park like".

How about stepping stones, fountain, etc...whatever would make it feel a little more "zen". I second clearing out the clutter. The dog pen wouldn't bother me but the other stuff would be distracting.

Another option, what about removing the gravel and sand and just sodding it this spring? Or, maybe leave it all there but haul in some more dirt and then sod over it...make a wall between them so it will be terraced

Oooh! The whole terrace idea sounds beautiful, and kinda expensive. But I am loving the zen theme. Thanks.
