FCS is federally chartered. Actually, there are a number of different regional Farm Credit Services companies. Here is a link to the one that covers Ohio and a few other states. They should have a link to the other regions.

www.e-farmcredit.com

As with any other mortgage, read the mortgage agreement carefully. Understand your obligations and restrictions (for example, a restriction on cutting trees without the mortgage holders permission).

I've dealt with them in the past a number of times without any significant issues and I'll probably deal with them again in the future. If you think you are going to end up buying additional parcels or getting loans for other things, maintain a good relationship with your local loan officer (who may not be that local). They've turned around a loan commitment for me in 48 hours when I was looking at buying a parcel at auction and wanted to make sure I had the financing I needed in place before bidding.

Spoke to FCS today about a piece of land. They said 15% down and 6.45%.

FCS has our mortgage. They've been great to work with and I do my payments online. When it came time to buy a tractor, they financed the whole deal, no money down and asked how long WE wanted the loan for.
