edited to add: Steve, I didn't understand what I was looking for on this website. Am I looking for a sticker somewhere on the house that says the type of house? That is what popped up when I clicked IN, but the rest of the text is far too small to see. Can I actually run the HUD numbers somwhere?
 Thanks.

You are looking for a sticker that looks like the one in the link. If it has one, then you have a modular. If not, it's probably a manufactured home (they have a sticker also). There is a phone no. in the link that you can call. Or, you can call HUD (good luck) or the manufacturer.
The biggest difference between manufactured homes and modulars: MH's are brought in typically in 1 to 3 sections (single-wide, double-wide, and triple-wide). The roof is already attached, the frame is on top of axles with the wheels underneath. A modular is typically brought in on top of a flat bed truck in pieces, then a crane lifts them off and attaches each component to the foundation, then puts the roof on. You need to have your foundation and plumbing ready to go prior to delivery. Some modulars look more like man. homes, some don't. Some are assembled off-chassis, some are on-chassis with the former being the most expensive but easiest to finance. And modulars are built according to state and local building codes. If you google modular vs. manufactured, you will find lots more help, I'm sure.
