High $$$ Raw Land
Me and my wife have talked over how much our place is worth.And I told her nobody would pay that price.
But I was over on another Forum they was talking about the price of raw land for hunting.I just couldn't believe the price.
Two different places $4,200 an acre,these were small acreage,not what I would consider big enough for hunting land.
Funny what will drive the price of land up.Maybe I'm setting on a Gold Mine and don't have to dig
big rockpile

To people with money, 'real' money, paying out dollars like that for a hobby is nothing. The amazing thing is there are so many people out there like that who have that kind of cash! Wish some were related to me!

Here in western North Carolina, raw rural land has about quadrupled or more in value just in the last 10 years and has risen in many places upwards of 1,000 times in value in the last 45 years (yes, thats $15 per acre in 1960 to $15,000 per acre now for tracts of raw land in the 20 to 50 acre range, some places).
A 1,000 times increase in 40 years amounts to an APR of about 12.5%.
I expect the asking price has peaked and may fall considerably soon.

Place by us--40 acres, basement house, not fancy, couldve bought it as raw land few years ago, for 17.000 now, he's asking 169.900 for it--says catch your fish from its own lake--tiny mud pond, in reality
maybe thats why its to be sold on courthouse steps next wednesday--

Yes that is nothing 3 to 5 acre raw Nothing land is as high as 5,000 an acre~! Cause I looked at some that was prices at 16,500 for JUST 3 acres Side of a hill Nothing but crud land . And then another place 17K 4 acres of Nothing but sand burrs. Scrub land for sure. We now are getting a lot of retirees coming in from Minn. and ILL. now and buying up land which is driving the prices up. My friends are looking for 5 acres just to "Hunt" From to place a hunting building on and then basically Hunt off the property. and 3 to 5 acres 15K and up. Then in Southern Iowa, and Northern MO. the Amish are moving in and buying up every piece of property they can find and moving in groves~!

If I could get land here for $5000 an acre I'd be grabbing it! Five acres, raw, starts at $200,000. Starts! We paid $45 for our five acres 12 years ago and wish we'd had the money to buy the entire 20 at the time. Our place was just appraised at over $360...we nearly fell on our face.

Lots of Boomers are getting into retirement mode and have lots of equity to spend on their retirement property. Their city home has gone up in value and country land prices seem dirt cheap.

As fishhead says, it is based on how much city land has gone up in value. Folks are trading in their city lot funds for 'cheap' rural land. To them, a whole acre for less than 10 grand is sure cheap!
So for Big Rock Pile, it depends quite a bit on where you are located, if you can ask an outragious price & get it.

You should look at either keeping it for a few more years or if you do sell, buying another piece of land as an investment even if you have to wait around for a bargain/repossession etc......

The people across the street just put up part of their property. 95 acres with both a creek and a river on it as well as areas that are high enough that they will never flood. Asking price is 1.5 million  Unfortunately I do not have or know anyone with that kind of money and it will get bought by the developers. Most of the farms have been sold off in the area. THen the high and mighty's move in and complain about the wildlife and farm "stink". It just makes me sick!!

Land around me is about $5-$8k and acre. A little less it you buy bigger parcels. I bought an adjoining 20 acres 5 years ago for $50k and the neighbor bought 15 acres from the same split for $95k. But then again, small building lots in a subdivision in town start at $50k and go up from there.

They just had a land auction here in western Ny, ~10 acre wooded lots with about one acre cleared and a dirt access road were selling for about $1000 an acre, some real steep lots were $500 per but they retained the timber rights for 15 years on all the parcels making them good for basically hunting or speculation.

Well it all depends on what mood I'm in how valuable my place is.Good parts are good.Isolated,Old Order Horse and Buggy Mennonite community,close to State Trout Park,close to River,close to State Forest,close to 3 major Lakes,1 hour drive to Springfield,25 miles from 3 different cities,low Taxes.
Has a Rustic Cabin,Barn,Chicken House,Rabbit Shed,Wood Shed,small Shop.Most is Hog tight Fenced,Orchard,Garden,year round spring,lots of Wildlife,good Well,and Electric.
big rockpile (I would have to change this though)

Raw land around me was $2000 to $3000/acre for large tracts some 15 years ago. Just plain ol' farmland. Then they put interstate 40 right thru here with an exit ramp and it is a 20 minute drive to Raleigh. Land is now going for $25,000+ acre if your have large tracts you are willing to sell to one of the developers that are gobbling up all this area. Before I sold most of mine I would have a developer or two calling each month, who woulda thunk it back then?? Smaller acreage goes for less per acre as they are not putting fancy subdivisions on it. But, I don't know if you can get land for $2000/acre anywhere in NC anymore. Certainly not the mountains or around the cities.
