Vermont land prices

I don't know how seriously I'd take this but a move to Vermont has some appeal. Pretty country, sane laws, heritage, and good people (I have family there) its starting to look considerablly better than Ontario-istan. So while my little farm here is worth a few silver coins what's something measuring 200 acres, around Barrie worth? I'd ask family but that's more a step 2 kind of thing. I don't need the next 20 years of my life plagued with questions. Also my wife is English borne do Y'all still throw tea at them?

According to unitedcountry.com, more than many other states...Maine is similar and looks a bit more affordable.

hi,
i lived in vt for 10 years.
sold our place 2.5 years ago, 2.5 arces 4 bedroom for 160,000.
had paided 76,000 9 years before.
people are for the most part good people.
very few what we would call rednecks in bad sense of the word.
i miss the area. but not the cold and snow.
the northwest part of the state is flatter then the rest.
the farther south and east u go the more mountains u see.

According to http://www.johnsellsvermont.com/properties.asp there is a listing for 600 acres for $1,600,000. As the acreage drops the per acre price goes up. Depending on views, distance to local city, tillability, etc I would expect 200 acres around here to go for $200,000 (poor land) to $1,000,000 (top quality, views, etc).

I would suggest perusing the online listings. Use google to get to them with a search like this:

and you'll find lots.

Vermont is a beautiful state and the people are about the friendliest I have ever known. Unfortunately real estate prices are very high. I am lucky, I live in New Hampshire but Vermont is pretty much my front yard. I live on the side of a small mountain and most of my view is of Vermont. I do work in southern Vewrmont.

I do think the further north you go in Vermont the cheaper the land prices become unless you buy in a tourist area (usually around a body of water). It seems to me that the cheapest land prices in Vermont are near the northwest section close to the New York border. You do pay a high price for the scenery in Vermont but at least when you do buy you know the scenery is priceless. I especially love the scenery west of St. Johnsbury. I think you'd need to be quite wealthy to buy 200 acres or more in most of Vermont, but there are those rare finds that are worth looking for. Here in New Hampshire my two acres have been appraised (by three different companies) at $25,000.00 per acre just because of the view so I am guessing Vermont wouldn't be too much different if you are looking at property with a view.
