If you can at all swing it, get a half way decent home design software and start playing with it. I got a pretty nice version, spent about $80 on it, but it has way more saved us that amount in grief alone in our addition/remodeling project.
We had our addition all planned out, and during excavating for the basement, they hit standing water at a higher level than we expected. (long story about what was causing it, besides a real high water table). So we decided to only put the basement 6' deap instead of 8' deep. We knew we could vault the ceiling in the old part to make the access into the new part (it was now going to be 2' higher) but now the roof would not line up and we needed to decide what we would do.
Here is a view of the roofline we were dealing with.
I did up a few different roof lines with the software program, and hubby and I could veiw what they would look like, and ended up deciding to put the roof on peak running north/south instead of east/west like the part it was joined to.
The software let us put in windows and furniture, and then "veiw" the results in 3d - realized real quick where we wanted the wood stove would not give us the results we thought it would.
Sure wish I had invested in something like this before we had the house built back in WI (1999). It is so easy to start with a basic design, and then with a few clicks make changes and see what you end up with. I have about 60 versions right now, and you just can't do that on paper.
Here is a picture of before we started
This is with the addition (and new siding and new roofing)
And some day, who knows when, we'll get the attached garage done. And add the small front porch, there isn't one now. When I first suggested the porch, my hubby thought it was a real stupid idea. He's not good at visualizing things. Showed him the picture and now he is all excited about building it.
We are completely rehabbing the whole house, and are just starting into year two of the project. What we are ending up with is very different than our first ideas, and the software is what has given us the best opportunity to change our minds for the better before we started moving walls around. BTW, so far we have only hired someone else to put in the new septic system, do the excavation for the foundation (and run new incoming waterlines) and move the incoming electricity to the new main breaker box. Oh, and we had the cement delivered - would have been a bit much to mix by hand.
