Anybody Live close too Fairplay , Colo. , to look at Realestate???
...............I'm in need of someone close too Fairplay colorado to look at a small piece of property that I am thinking of putting an escrow deposit on , but I can't leave Texas right now . I am asking for help from someone who Lives very CLOSE to this property . It is a few miles south of Fairplay off of Hwy 285 . I'm NOT asking someone too drive a 100 miles out of their way , Please , so respond ONLY if you live close BY . thanks , fordy...

Sorry, I'm down in Denver, a good 2 hours drive (about 100 miles or so).
If you are still in need 2 weeks from now, let me know, we might take a trip up to the moutains to look at some areas as well and Fairplay in on the way to wear we would be going.
(FYI - It's very nice up there, but some of the roads are not maintained in the winter and if you get to far east your in high desert, and to far north of there, it's tredy ski resorts, but Fairplay itself is charming.

..............Thanks DG , I don't know if this property will still be available in two weeks , but No big deal one way or the other . I , really need more room without any restrictions as this property is only 40 x 100 . But , it also has a 39 ' foot trailer , deck , and 8x12 storage shed for $29,500 . The trailer is less than 5 years old and appears to be in good shape . Yearly maintentance dues are 500 and property taxes are only 172 . Would really make a nice place for someone anytime of the year . I publish this info in case anyone else might be interested . If so I'll furinsh the guy's name and phone number as he lives east of me over in Mesquite , tx . fordy...

Here, let me say this in my best Ren and Stimpy voice.... *ahem*...
"Don't do it, man".
Colorado has very, very, very strict laws on water usage and re-useage (i.e. water catchment, etc.,). Please investigate this in great depth before commiting to living there.
Besides as I have said on numerous posts previously, Colorado really is *not* that great a place to be. I have spent a lot of time there (not my idea), and I totally hated every minute of it.

Water is not a problem with this particular property as IT is part of a development and all water , sewer and utilities are already furnished as each property is part of the total development and they have a set of rules that all owners have to follow . The article that I read was published in Colorado Central Magazine , July-1998 , No.53 , Pg.17 , Titled The RV City at Antero Junction , by Laurie Wagner Buyer . In essence this is a 600 acre development with all the necessary amentities provided .
........................basically , the property is too small for me , and I don't like all the restrictions , so I'm really not interested , basically . fordy...

I use to live in Leadville just across the mountain and your right. Also its a good bet that you wont have any water or mineral rights. spent a lot of time in Fairplay. Use to be able to ride your snowmobile and dirt bikes in the mountain but there trying to close everything down so they can burn everybody out from not taking care of the under brush in the mountains. One good thing South Park is based on that area  Fairplay use to be a little homey place but a lot of people with money were moving in when I left. You can't go anywhere on weekends cause the traffic is so bad. And of course during "rush hour. Theres only three ways in. The road to Denver is not real good. One way is over the pass to Breckenridge. And the other is South about 50 miles to Buena Vista. To bad cause I really liked Colorado. No prettier country in the U. S. of A IMHO
I guess if you want to go up there and just take pictures and drink beer it would be alright. Unless you got LOTS of money. I was making 50,000.00 a year and couldn't afford to live there. Lot of immigrants too!

If you're set on Colorado, you might want to check out the Walsenberg area (espeically good if you are a veteran). I am not sure what the water restrictions are there (probably similarly restrictive), but it is the "wide open spaces" and pretty unpopulated (as compared to other parts of Colorado). They have some pretty ok small towns like Rocky Ford and La Junta. If I was required at gun point to live in that state, I would choose this part (kicking and screaming of course).

...............Donsgal , appreciate the recommendations and La Junta is nice as well as Walsenburg . I made several trips a year to Denver when parents were residing in Denver during the 70's so I've been up and down I25 more times than I can remember . Funny thing , I never really spent much time looking around as I was usually stopped for gas or food . I love the climate and scenery of Colorado but property is SO expensive that I'll probably have to campout for ten years or so IF I decide to stay .
..............Once I get my place here in Tx sold then all options become open and accessable . I've looked at maybe trying to find a Caretaker position which would suit my lifestyle since I'm very low maintenance and I like being around and working with animals , especially horses and dogs . fordy...

Should have asked me 15 years ago, Lived in Fairplay for several years and over the Hill in Breckenridge for 7 years or so. Hope you can find someone to help out. I don't have contact with anyone there anymore.

I have family in Ordway which is just north of RockyFord and La Junta (where my wife was born). They have been in the midst of a bad drought since 2000. No one waters their lawn and they are under other water restrictions. However the land is cheap. Just flat, open, and no water!
Edited to add: I would look for land in Montana east of the mountains if I was searching. That's where we were going to go earlier this year (have family there too) 'til the wife became pregnant and then was offered a transfer to the U.P. (our second choice!). Of course some people don't like the cold, which we enjoy.

I know that development. Its on a real pretty high plain. Use to ride out there. I can't say how its is now. But you were on your own for water and electric when I was out there. There is a small river out there. Its a big development because it s about twenty miles long and maybe that deep. there are some nice houses out there but you'll probably be a long way from work.Depending on what you do. IT may have took off but when I was there it was a good Off grid homesteading place. BUt the growing season is short and there is no way in or out if you have a bad snow year. I use to guide snowmobiles in Breckenridge and take them up the mountain that overlooks the plain. ITs actually closer to Buena Vista than Fairplay. Buena Vista is a nice place. Good people. IT was growing pretty steady when I left. THere is a great hot springs pool south of Buena Vista. You can set in the river in the middle of winter with the snow all around you.
I would redefined check the covenants and mineral water rights out. I think Colorado Springs owns all the water rights out there. Leadville believe it or not owned NO water rights and had to buy water from Aurora. They actually sold them off. In fact Denver, Aurora and Colorado Springs own most of the water rights up that way. really Stupid
Actually there are several developments in that area. You'll redefined have some nice sunrises and sunsets
Gettin a little homesick here  wish I could have afforded to stay. Bat the enviros,developers and laws were more than I wanted to deal with.

.........Hi Jan , elevation is aroud 9,500 feet  . I'm in fairly good health so don't think it would be a problem . The big problem most folks (older , say 60 and above , I'm 59 and 6 months  )....Have , is that they visit for a couple of weeks and their Physiology never gets acclimated too the elevation , or their body will create an additional increment of red blood cells to carry oxygen too the Lungs . And , some old fools try to perform a task at 9500 feet just like they were home at 1000 feet . fordy...

.............Yep , it certainly is beautiful . In fact colorado has something like 52 mountains in excess of 14,000 feet in elevation . In the lower 48 there exists , only ...3...other peaks above 14,000 feet with the tallest being Mt. Whitney in Califorina at 14,494 which is the highest in the country other than Alaska . fordy...

I think I know which development you're talking about. It's certainly not off grid now and that whole area is building up. Cold windy winters, not a lot of trees in some of those areas. Tons of elk. If we go that way, I'll take some pics for you. We're going to Denver but I'm not driving so not sure yet which way we'll go.

If I remember right 11 of the 14 teeners are right in that area. I use to know the names. Some were closed some cause th hikers were tearing them up to much. i could look out my living room window and see 7 of them . If you get a chance in the summer time go up towards leadville and take the road to Aspen. Some great views from top of the pass. Lot of peopls cars don't make it. There are a couple of ghost towns way back in before you get to the road that turns off to Aspen.
Thats alsoo the watershed and start of the Colorado River. Loats of rafting and gold mining, gold panning. Don't know how much money they make
