Please help me write an ad to find my new homestead

Any advice on making this appeal? Not sound too Yankee?

Draft for advert to ask feed stores and vets to post on their notice boards if any, and cover letter- help me be Texas friendly here and what- convince the store to put it up, convince the people reading this maybe they can make a good profit on their 6 acres with peach trees (maybe they can, and maybe I’ll be happy to pay it- or I’ll stick with my current options).

Looking for a hobby farm! Army family moving here this summer is looking for a comfortable 4 bedroom home (with central air) on 5-100 acres preferably with fruit and nut trees. Swimming pool or hot tub a bonus. Please let us know if you might have the property we are dreaming about.

What you have written sounds great. To weed out the offers of crummy shacks or total mansions, you could include an acceptable price range.....but that may be too much personal info to give out.

You sound like a real down to earth person. But, if I read it (and I don't mean to be so critical just helpful) I would think of "city folks" wanting to get the good country life. So, I would leave out the army part and air conditioning (you can always add later)

I would just advertise something like:

Family of four seeking a few acres in the country in the counties of Whatever, Whatever with or without house. Will consider up to a hundred acres. Family desires land to have a small orchard.

Jenn-this way you may get more leads on property. Also, do not discount a realtor.( I was a realtor ). Find yourself one who loves the life you desire and who is honest and responsible and represents you in the very beginning and comes from a very good brokerage. She will work hard for you.

I think it is great you are getting a place in the country!!! Applause! I do have some comments and keep in mind I don't really know your circumstances or your full plans.

First of all I think you should start by picking a reliable Realtor to narrow things down for you and to be your protection and armour against the buffoons and "those who are less than honest" of the world.

I believe that in the long run they are well worth the price and you can get in sooo much trouble without that protection.

When my now gone dh and I were going to move to Oregon we started a well recommended Realtor on the hunt for places and presented him with a list of what needs were absolute for us then which ones were badly wished for but negotiable, and then those that would be traded for other things that we might like. I think it's a good idea for the partners to make lists like this for one another too. LOL

You can save a lot of wear and tear with this approach..not that it's for everyone but it sure served us well.

I insisted that the place I was going to spend the rest of my life at would have NO close neighbors...permanent water e.i. a river, lake or year-round stream. Be way off any road or highway etc. and Waaay out of town. My dh's list had at the top "good medical care reachable on good roads well maintained year round". etc.

If Texas isn't too hot for you, you might be interested in the place next door to me, that is for sale.

The house is at least 4 bedrooms, brick, 2 stories, large sunroom with hot tub, 2 car garage, wood heater, central air & heat, Colonial style with tall columns in the front. It is set back about 500 feet from the (county) road, with a gated entrance, & has a spring fed lake in the front.

There is a new horse barn, & I think there are some fruit trees already on it, but I don't know what their condition is.

I'm not sure how much land there is, probably about 70 acres, but he will divide it if the buyer doesn't want that much.

Thanks for all your ideas! We have to go to our little corner of AL since that's where DH is posted next so sorry, the Texas place is too far a commute! We are working with a realtor who is doing great work just I am bored and want to flush out any more possibilities- people who might sell who weren't planning on it, those who wanted to a few years back but gave up....

We found the perfect place in TX in 1996 because our realtor (Gosh we were lucky in her- don't know yet if our current one is capable of such miracles) remembered a place that'd gone off the market a year or two back, hunted them up, and convinced them to sell (and let them pay her only 2.5% instead of the 3% we had promised her as a buyers's agent or the 6% she might've gotten if we'd both been her usual practice customers- we paid her back by using her in 2000 to sell).

Anyway it's an Army town so letting them know where he works (gee I didn't) will help them judge if the place is close enough and that maybe we have enough money to interest them, we need a house so land only is no good for our purposes, could leave out the AC part but we won't really move into a place without it (though guess we could add it maybe), and sort of need to have his rank in the FPO address they should use or we might not get the letter- again makes them hope we'll pay properly for a place.

Finder's fee- hmmm that has to be vague like 'if convicted' on the wanted posters... like what if they tell me about a place my realtor already has told me about, and how do we compensate our realtor if we find a place this way? Too much small print for a 3x5 card, maybe just say Finder's Fee to be discussed, might get blackmailed "I know the perfect place- send me $100 and I'll tell you...." I don't think I'll lose out if only those personally interested, or in helping their friends with a house to sell, pass the word around/ respond. Any better ideas for doing this?
