Land in MO

is there any land around missouri (looking from Arkansas Line to Sedalia, Mt View to ava) of good value at reasonable prices?

Heres what I'm looking for

Amount of land 20+ if its the right spot. Prefer 40+ though.
Price.. $50k maybe a bit more

Doesn't all have to be flat, rolling is ok. Don't mind a bit of steep on part but not too much as we're going to be farming some.

Remote is GOOD.. No hwy.. Light traffic co rd would be ok. Off grid is ok also as we don't plan to use it (maybe solar &/or genset later).

We've looked quite a bit down south (douglas, wright, webster, oregon, shannon counties) and also looked around near cole camp.

We've seen quite a bit of land but its either, to steep or to much $$.


You'll recall we purchased some land in VT last year. Nice 10 acres, just not sure we can do all we intend to on that small an acreage. If anyone has/knows of any land there that would be suitable we're open to that also however, most we've seen there is $$ (42 acres $420k!!) That is near our property in Westfield (Think NEK)

Realty company's list land as well as housing. Why not use the internet to search? By the way, I'm originally from MO, not far from Sedalia. Still visit there regularly. We called it Misery instead of Missouri. It really wasn't that bad, but MO has about the worst roads I've ever experienced. They don't clean 'em none too good in the winter either!

Don't have to tell me about the roads, lol . We're in Springfield, MO.

I've been searching the reality co's as well as the multilist. Been looking the past couple years but none of the leads from those have turned up anything.

its 20 ac. with 1/2 mil rd frountage on a rock rd well maintained but lite trafic. has 30 yr old trailer on it barely livable seller still lives there. 1/3 tilable but about worn out and afew wet spots remaining 2/3 brushy with some large trees. 1/3 very rough big ditches . sounds like hell but realy is ok
I have the ground north of it and my grandfather east. we dont want it at that price but as far as the market for land like this it is in line. I do think he would take less but havent pursued the issue also one small pond

Check out Texas County (Summersville, Cabool, Houston, Licking) and Wright County (Ava, Mansfield). Both still offer acreages for $1,500 to $2,000 in primarily agricultural settings. Better hurry though, prices keep goin' up, up , up.

I liked the one listed below, but... There is a very strange property next door. Not sure what it is but the way its setup you kind of get the idea maybe its a not so friendly militant group.. Wouldn't be a big deal but the ROW is through their land (as well as directions specifically stating not to get out on their property)

These areas you mentioned (as well as baker) is one of the places we've been looking in. Also cent21 in ava.

Prices have about doubled since we started looking but its darn hard to pinpoint something..

Little bit into Arkansas, but fits the rest of your needs. They have a nice 90acre farm listed at 90k. My wife and I looked at it, and wish we were ready to make the move.

Texas and Iron counties probably offer the cheapest prices still in MO. As you know, we just bought 60 acres in Douglas county. ($72k - not been timbered, and has live water.) Being from that area, and having held a broker's license in that area (but no longer) I'd highly recommend Joyce Johnson with ERA in Ava (Douglas county) if you want the most ethical realtor in the area.

Douglas county and Ozark county still have some good buys, but if you see something you like and it's priced well, make an offer today, because it will be gone tomorrow. They're still some of the prettiest counties in MO in my opinion, and the people are great. Ava is a great little town.

Red face I once lived in Howell County

There is darn little farming done there as it is mostly rock. i lived East of West Plaines around 10 miles, then North for about 2 miles. Keep going and turn back West you could end in Peace Valley. Nobody farmed anywhere around there. just ranched. In the old days they all ran hogs in the woods and you could still find hog pens along away from anything out in the woods. Jobs are/were SCARCE. I dont know if Pel/Freeze still runs a route through there or not. As for location. I would rather live in North N/W Mo any day. tThe greound is way better for actual farming. The towns are a bit bigger and usually have a bit more divirsification of work in them
