Paranoid, what did you think about the cumberland plateau area?Should I say Welcome to TN? Yep, tn have camo,gun stores.Sometimes you can find stores that have cabelas items that don't sell in their catalogues.you just have to look.Good bargains are here. Shhh, don't tell anyone I am glad that you liked tn.Have a nice weekend.

i liked it, one particular place that was an amazing sight was a hangliding club's launchpad that we went by. a small 10x10 or so cement pad overlooking... nothing. the jump must have been exhilirating.

those guys got some steel ones.

anyhow, i liked the plateau, and saw a bunch of brow properties for sale, but i think i'd prefer the side that isnt on the edge of a sheer cliff hehe. earthquakes? ugh.

i did like the elevation over Polk though, I'd like to be 2500'+ however thats basically an arbitrary number that I arrived at based on my like of cooler temps and an (?)irrational fear of some global change that raises the water level or some monstrous tidal wave hehe

I just sold a 5.8 acre parcel of flat and rolling woods in Murphy, NC 3 miles from Polk county, TN for 43,000 in July. I paid 31,000 10 months earlier. Polk county on average is less expensive. Just be warned.....Copperhill area is toxic and there were lots of health problems not too long ago. If you are interested in seeing your property gain value, then buy in Polk. I live 30min away and land is 25k an acre. If interest rates stay low, I expect to see a large rise in prices there as Blairsville, GA has become un-affordable.

Our problem is we can find "affordable" property that we could swing. BUT, he would have to drive a lot farther to go to work and home. Livingston, Muddy Pond, Celina they are all still affordable. But again WAY too far away from work. He does have the advantage of bringing the truck and trailer home but put all those variables together it's a pretty hard place to find.

1) A place to park an 18 wheeler without too much problem. And/or enough room to put an driveway in for it.
2) Big horses, mini's, chickens, 1 Goose, Ducks soon Don't tell him though. And a house large enough for our inside animals,
3) full basement
4) Garage for 5 83 AMC Eagle SX/4's, then the rest. 48 Willys, 76 AMC CJ7 and his pick up.(we can build that. Thanks to a member here that has shown us a company that has systems)
5) My basic need is a large enough kitchen I don't have to wait for one person to get out so I can go in. OR be trapped by someone else in it.
6) If at all possible a Utility room thats NOT a closet. And a coat closet by the front door.

hello,
I been living in Polk Co. for about 3 years now and love it here.
Property around this area is hard to come by but not impossible .

There was an auction of some timberland recently that sold for $3000/ac with a total of 118ac sold , but this was the last one will see like that I would think.
The last property I know of in Reliance was bought by a developer out of Atlanta for $500,000 for around a 100ac.

I bought 25ac that has views of the Cherokee Nat. Forrest cheap......but ,
around here , you really need to know someone to find out about land that is for sale with no signs posted.

There are a few bargans around , but folks here like property taxes the way they are and would rather keep the land in the family than sell it for a fortune.

Ps.
I looked out the window after submitting the reply to look at the chickens and there are three deer in the pasture.


Also, there are 2 state record fishing spots close enough, that I can fish one in the a.m. and one in the afternoon and be back in time to hunt before dark.

I do like it here.

p.s. after doing my research i was finding 17k/1acre lots for sale.

apparently it is too nice because there is no way i'll spend that. wonder where i should go for my next vacation

I know of around 22ac with a working shrimp pond for around 96,000 and 5 ac for 28,000 or so , the other side of Benton from Reliance about 15 min. down the road.

I am going to Reliance in a little while to see a friend . I'll see what I can find out around there.

roane county tennessee here. don't know about the prices of land around here but i'm in the country and we have critters. we're about an hour in some direction of knoxville. i ain't no good with directions either lol. all i know is i like goats and chickens and wouldn't live nowhere i couldn't have those. so i'll probably die right here where i was raised. just wish i had someone to share it with besides my 4 yr old lol. good luck and i think you would LOVE tennessee if you moved here. btw, i ain't no good with english either huh??? lol just a good ol country girl trying to make it alone!!!!

yeah, i'm alone too, except a dog heh.

i was checking roan mountain too, is that in your county?

p.s. that was one of my biggest fears was hurdling homesteading alone, how do you do it???

We live 100 miles from Knox. In hancock county Tn. Love it down here. Quite a few houses being sold down here. too. Quite, friendly neighbors, plenty of hills and good land. To me this is great. Couldn,t be better.
