Strange Property Values

The two five acre properties next to me are Fore Sale.Both have Camp Trailers,Electric and Well.One has a pretty good size Shed.

The property with Shed $20K

The one with out Shed $6K

I can't figure that much difference.

10'X15' I would say.it cost me $700 to build one about the same size.

That's not counting your labor. And what kind of roof? What kind of lumber? Painted? Gold nails used? *slaps head* These properties are FOR sale not SOLD so the prices are merely a "request". All else being equal regarding the parcels, I'll bet the $6K one sells first.

Yea whats Bad she tried to get me to sell it one time all she wated was $3K I could have anything over.Well I priced it to a guy for $5K he was coming out to look at it.She started crying wanting the Full amount.Well the Guy decided he didn't want the place and I quit trying to sell it.

She is in real Bad Health I figure she sells she will go back to Texas.

Too bad they're in MO. I'd snap them up in a hurry if they were in the area I want to buy.

Has either property been perc tested for a septic system or does either have a well already on site? That will drive prices up real quick.

Both have Wells,the Higher Priced one does have Septic.

The Higher priced one is on the North side of a Hill the other is little more on top the Ridge and Leveler ground.

For sale by same owner? I'd consider if there is a view, easier road access, better soil, better trees or plantings, etc. The shed & septic is probably worth a couple thousands. And maybe the one w/o would require something fancy for septic due to soil conditions. Or maybe she wants to sell the lower-priced parcel & would just as soon keep the other, for whatever reason.

$1500 but most just put in a Lagoon.

It's two different owners.The cheaper one is better parcel and way easier to get in and out of.She is selling cheaper because I think she is dieing.
