Need advice

Where could a person with a bad credit rating apply for a loan to buy a house?A disabled friend with 2 kids has found a house and small lot for 45,000.The bank will not loan her the money,she is so tired of moving and paying high rent,this house is in the country(near me).It would be a good place for them if she could just get a loan or grant.I am out of ideas at this time.Any help would be appreciated.

With a bad credit rating it is almost impossible to get a mortgage. My suggestion would be to have your friend clean up her credit report first, then work with a reputable mortgage broker. There are many different programs that she may qualify for once her credit is cleaned up.

Thanks Zookeeper,I dont know if she could ever clean her credit up,many years of buying cars and losing them for not paying unpaid phone and utilities,the list is long.At this point in her life she is beginning to see the light I hope.Waste has been her problem I am sorry to say,some people just never learn.Honesty would be a start.

Considering her past behavior, what would keep her from losing the house? That's what mortage lenders are thinking.

Why does she keep moving?

have her contact HUD (housing and urban development) get into the system ... they have programs for people to rehabilitate their credit
she might miss this "perfect country home" BUT she might also qualify for a habitat for humanity home if she can do the work and jump thru the right hoops
