I've had pineapples produce a fruit from growing the top. However, it really wasn't very satisfactory: even when ripe, it was small and dry. I'm sure a lot depends on climate -- you may have entirely different results.
Our avocado tree was started from an already germinated seed in 1983. It's currently about 20 feet tall and in dire need of its semi-annual pruning. It started blooming (sparsely) about 5 years ago, but has never set any fruit. We are guessing that it needs cross pollination. It spends the summer outside, and the winter in our cool greenhouse.
Can you grow these plants outside? That may make a difference.
