Hand milking is just fine but check out the teat size on your prospect. One of mine has rear teats that you literally can only use your thumb and one finger on. You don't want anything like that. I machine milk so it's not an issue (except when I had mechanical issues) but I wouldn't want her if I milked by hand all the time. I was used to hand milking nice goat teats so she was a shock. Try to find a mentor who will teach you how to milk. It's not hard but there is a correct way.
Minimal for a milking parlor would be a place to tie up your cow. Better would be a water source, stanchion and food box or pan, milking stool unless you're OK squatting long enough to milk, cabinet or box to hold paper towels, teat wipes, teat dip, etc.
Stanchions can be really simple. DH built mine and it's attached by hinges to the wall and just swings out when needed.
Hot water in the parlor and a big utility sink would be wonderful. Even though I have water in the milking area, I carry out a bucket of warm to wash udders.
